Seller math
Change the numbers, watch the math. Auction and traditional listing side by side, with every cost line showing. No email gate, nothing hidden.
Defaults come from how we actually charge. Change anything that does not match your situation and the math follows.
On a traditional listing you pay a commission at closing. On our auctions you do not: the buyer pays a 10% premium on top of their high bid, and that covers our side. Your cost is the marketing budget we agree on in writing before anything starts.
Here is the part a pitch would leave out. Bidders know about the premium and factor it into what they bid, so it is a trade, not free money. Auction also puts a firm date on the sale and lets competition set the price, which can land above or below what a listing would bring. That is why both columns start at the same price: the market decides the rest, and nobody can promise you which way it goes.
Want the honest read on which one fits your house? Text VALUE to 316-364-7500 and I will tell you straight, even when the answer is a traditional listing.
Send it over and we will put together a real net sheet on your property, using current comparable sales instead of a round number you typed in. Usually same day.
Net proceeds are what actually hits your account after the sale. Start with the sale price, subtract what you still owe on the mortgage, the commission, title and closing costs, and anything you agree to pay for the buyer. What is left is yours.
On a traditional listing, plan on commission (commonly around 6% split between both sides), title and closing costs of roughly a few hundred to a couple thousand dollars, plus any repairs or concessions you agree to. Your mortgage payoff comes out of the proceeds at closing.
No listing commission at closing. On our auctions the buyer pays a 10% buyer's premium on top of the high bid, and that is where our commission comes from. Your cost is a marketing budget agreed in writing before we start. Bidders do factor the premium into what they bid, so it is a trade, not free money.
No. It is arithmetic on the numbers you enter, meant to get you in the right neighborhood. The market decides the sale price, and your title company produces the binding figures at closing. For a written estimate on your specific address, ask us and we will run it by hand.
