  1. Everything here comes from the South Central Kansas MLS through MLS Grid, the same replica that powers this site's search. Residential properties only.
  2. Sold price is the search price the MLS records on a closed listing. It is the best sold figure the feed carries, not a certified closing statement, which is why we say median and not to-the-dollar.
  3. Days listing to closing is the close date minus the listing contract date: the whole journey, not just days to an accepted offer.
  4. Months of supply is homes active today divided by the average monthly sales over the last three months. The common rule of thumb: under 3 favors sellers, 3 to 6 is balanced, over 6 favors buyers. A rule of thumb, not a promise.
  5. A month with fewer than 5 sales shows its count but no median. Small samples make misleading medians.
