How does a real estate auction work in Kansas?

The property gets a set auction date and buyers bid openly against each other, online or live. The high bid plus the buyer's premium (when there is one) forms the purchase price, and closing follows on standard terms. We handle the marketing, the bidding, and the paperwork, and we walk both sides through every step.

What is a buyer's premium?

A buyer's premium is a percentage added to the high bid to form the total purchase price. On our auctions it is 10%. If you bid $200,000 with a 10% premium, the contract price is $220,000. It is disclosed up front on every auction, before you bid. Other offices set their own premium or charge none; each card and listing page says which.

Is auction only for distressed properties?

No. Auctions work well for estates, land and acreage, unique properties that are hard to price, and ordinary homes whose sellers want a firm date and open competition. The market sets the price in full view, which many sellers prefer to weeks of negotiating in the dark.

What is the difference between a reserve and an absolute auction?

In a reserve auction the seller sets a minimum price and can accept or decline the high bid. In an absolute auction the property sells to the highest bidder regardless of price. Each auction states its type before bidding opens. Text AUCTION to 316-364-7500 and we will walk you through which fits.

Can I bid on an auction listed by another office?

Yes. The auctions on this page come from the whole MLS. We can represent you as a buyer at most of them, explain that office's terms, walk the property with you during the preview period, and be there on sale day. Ask before you register so the timing lines up.
