The trade-offs are an open-ended timeline, showings and open houses, carrying costs while it sits, and the 6% commission plus any repairs or appraisal gaps.

What auction is best at

Auction shines when value is hard to pin down or the home has broad appeal, unique properties, estates, land and acreage, or homes where competition will drive the price. You get a firm date, open competition, and a sale as-is with no repairs. The buyer pays a premium that covers the commission, so sellers often keep more of the price. With a reserve, you keep a floor. The trade-off is that the market decides the number on auction day.

The number that actually matters

Price gets the attention, but net is what you keep. A higher listing price minus 6% commission, repairs, and two months of carrying costs can net less than an auction sale with no commission and a fast close. Or it can net more.
