Overview

The lay of the land in Bel Aire.

Bel Aire sits on Wichita’s northeast edge, on the south side of K-254 along the East Fork of Chisholm Creek. It began in 1955 as a water improvement district and incorporated in 1980, after a two-year legal fight with Wichita that the Kansas Supreme Court decided in Bel Aire’s favor. The 2020 census counted 8,262 people.

The homes

Bel Aire is mostly newer construction: two-story and ranch homes in subdivisions such as Central Park, Elk Creek and Bel Aire Heights, with lake lots in some neighborhoods and larger lots and acreage in others. The Prairie Preserve, near 53rd Street North and Oliver, has lake lots of roughly 1.7 to 2.5 acres.

Getting around

K-254 runs along the north side of the city, and downtown Wichita is about 15 to 20 minutes away outside rush hour. Bel Aire has six city parks. Central Park sits beside a fishing lake with a walking trail and the community pool, and Eagle Lake Park has a two-thirds-mile trail around its lake.

Buying or selling here

Bel Aire is split between Wichita USD 259 and Circle USD 375, so check the district for any specific address. Custom and move-up homes with broad appeal are where an auction can create real competition, but a traditional listing is the better fit for many Bel Aire homes. We’ll run both numbers with you before you decide.
